If storm water reached your garage slab last week, move your floor coating date back. Concrete that took on water needs time to release it, and a coating bonded to a damp slab will lift no matter how good the product is.

Plenty of that water ended up on floors. Here is what it means if you were planning to coat a garage, basement or shop floor this fall.
Where the Water Gets Into a Slab
A garage slab is not waterproof. It is a porous mat of concrete sitting on gravel and soil, and it moves water in both directions.
Standing water on the surface soaks in through the top. Saturated soil under and around the slab pushes moisture vapor up through it for days or weeks after the rain stops.
That second path is the one that ruins coatings. The surface can look bone dry while the slab is still venting vapor from underneath, and that vapor collects under a fresh coating and breaks the bond.
The failures it causes
- Blisters and bubbles that appear a few days after install
- Cloudy or milky patches in the finish
- Peeling that starts at the perimeter or at a control joint
- Coating that comes up in sheets when a tire scuffs it
None of those are product defects. They are moisture failures, and they are avoidable with a test that costs almost nothing.
How to Check Your Slab Before You Coat
There are three tests worth knowing. The first one you can run yourself this weekend.

The plastic sheet test is the one homeowners can run. Tape an 18 inch square of clear plastic tightly to the floor on all four edges, leave it overnight, and look underneath.
Condensation on the plastic or a dark patch on the concrete means the slab is still wet. Run it again in a week.
Manufacturer limits for the other two tests vary by product, so the number that matters is the one on the data sheet for the system going down. Any installer who skips this step on a slab that flooded is guessing.
If You Already Have a Coating Down
Walk the floor and look for soft spots, edge lift and blisters that were not there in August. Press on any bubble with your thumb.
Small isolated blisters can usually be cut out and patched. Widespread lifting means water got under the film and the section needs to come up.
Do not seal over it. Trapping wet concrete under a second layer makes the repair bigger next spring.
Fix the Concrete Before the Finish
Storms tend to expose problems that were already there. Water finds cracks, joints and spalled edges first, and those are exactly the places a coating fails.
If the slab has cracks that widened, popouts near the overhead door or a low spot that holds water, that gets addressed before any coating goes down. Our crack repair and resurfacing work handles that as a separate step from the finish coat.

Why the Next Six Weeks Matter in Monroe County
Rochester garages get salt, slush and freeze thaw cycles from November through March. A sealed slab keeps chloride out of the concrete instead of letting it soak in every time a car drips.
September and October are the practical window. Slabs are still warm from summer, humidity is dropping, and there is time to dry a wet floor and still install before the first hard freeze.
Product choice matters when the calendar gets tight. A standard epoxy garage system wants moderate temperatures and a longer cure, while polyaspartic coatings tolerate cooler installs and return to service far faster. For a late October job in Greece, Webster or Henrietta, that difference decides whether you park inside next week or wait.

- Clear anything still sitting on a damp floor and get air moving with a fan
- Run the plastic sheet test overnight and check it in the morning
- Photograph any new cracking, spalling or coating lift while it is fresh
- Check where water entered, since a gap at the door threshold will do this again
- Book the assessment now and the install once the slab reads dry
